What we handle

What we do, and what we don’t. We arrange your viewing trip and coordinate the visit. Legal due diligence, title checks and contracts are carried out by independent licensed professionals instructed by you — we do not provide legal, tax or investment advice.

Buying property in a country you are visiting for a week is two problems wearing one coat. There is the scheduling problem — fitting enough genuine viewings into a few days without spending all of them in a car — and there is the trust problem, which is harder, because everyone you meet is a stranger and the conversation is happening in a language you may not read.

The viewing trip is where we help most. We agree a shortlist with you before you fly, so the days are spent on properties that actually match what you asked for. Viewings are grouped by area rather than scattered across the map, a driver and an interpreter stay with you throughout, and we deliberately build in time to walk a neighbourhood at more than one hour of the day — the street that is quiet at eleven in the morning is not always quiet at seven in the evening.

If you decide to buy, the process moves to valuation, title checks, a tax number, a bank account and appointments at the notary and the land registry. We coordinate those appointments and interpret at them. The legal work itself is done by independent licensed professionals you instruct, and that separation is deliberate: the person checking the title should not be the person who arranged the trip.

Pricing
Quoted after enquiry. Ask us up front how we are paid on any transaction and you will get a plain answer in writing — a buyer is entitled to know that before viewing day, not after.
Why no numbers here
Prices, rental yields, exchange rates and any residency or citizenship thresholds change, and a stale figure on a web page costs somebody real money. We publish none of them. Ask and we will give you current figures in writing, dated.
Areas
Istanbul on both the European and Asian sides, the Antalya coast, and the Bodrum peninsula. Tell us how you intend to use the property — living, letting or holding — because it changes which of those makes sense.
Two trips, usually
The viewing trip and the completion are rarely the same visit. Paperwork stages may need a return trip or a power of attorney granted to your lawyer.
Residency and citizenship
Property ownership can carry residency or citizenship implications, but the rules and thresholds are set by the Turkish government and change without notice. Anyone guaranteeing an outcome is overselling. We will tell you what applies at the time and refer you to a lawyer.

Property ownership can carry residency or citizenship implications, but the criteria and the thresholds are set by the Turkish government, they have changed more than once, and they can change again while you are mid-purchase. We will not print a threshold on a web page that might be out of date by the time you read it, and we will not guarantee an outcome that is not ours to grant. Ask us and we will tell you what applies right now, in writing, and refer you to a lawyer who can advise properly.

Do I need my own lawyer?

Yes, and it should be an independent one that you instruct, not one handed to you by whoever is selling. This is the single most important thing on this page. A lawyer acting for you checks the title, the debts registered against the property, the occupancy permit and the contract terms — and being independent is precisely what makes that check worth something.

What is actually required to complete a purchase?

In broad terms a foreign buyer needs a Turkish tax number, a bank account, a valuation report on the property and appointments at the notary and land registry, with an interpreter present where you do not read Turkish. The specifics depend on the property and on your nationality, which is why the list above is a shape rather than a checklist — your lawyer will confirm what your purchase needs.

Can I buy without travelling to Turkey?

It is possible to complete through a power of attorney granted to a lawyer, and some buyers do. We would still encourage you to see the property and the neighbourhood yourself at least once. Photographs are chosen by the seller; a street at seven in the evening is not.

Do you show your own properties or other people's?

The shortlist is built from what matches your brief rather than from what any one party is trying to move. If we have a commercial interest in a property we are showing you, you will be told so before you view it, not afterwards.

What happens after I buy?

The practical tail is longer than people expect — utility connections in your name, furnishing, and someone to hold keys and deal with problems if you are not living there. We can help with all of it, and with letting and management if the property is an investment rather than a home.
